How many bedrooms, bathrooms and at what size of the house do you require? What amenities would you like? All are important questions to help you find the home of your dreams.
After reviewing this material, come up with a gameplan to help you to obtain this house. Remember, chances are that if there’s a house you like, someone else may like it to. You’ll want to plan for these situations and come up with a way to give your offer the best chance of being accepted.
Before seeing any houses, it’s pivotal to make sure that you have a pre approval letter in hand. This document will be required essentially any time that you submit an offer, so it’s best to have it ready before the time presents itself. When it comes to purchasing real estate, time is of the essence.
Next, based on your criteria, you can expect both for Ryan to send you listings that you would like based on your discussions at the onset of the process, and for you to send Ryan listings that you’re also seeing that you’re interested in. Once there’s one that catches your eye, it’ll be time to schedule a showing and head out to see one.
After you’ve found that perfect home, it’ll be time to make an offer. With Ryan’s help, you’ll write an offer to the seller that may be accepted, countered or rejected initially. Here, depending on the situation, you’ll tamper with your offer until it is ultimately accepted. Once this happens, it’s time to get financing secured and move onto the escrow process.
Once your offer has been accepted, you are now officially under contract. There are several key dates that you’ll have to stay on top of, and several key items that will need to be completed. Two of those major items are the home inspection and the appraisal. Make sure to schedule your home inspection to ensure that this item is completed on time. Your lender will also be notified of your recently accepted offer to promptly order the appraisal. Once completed, two of the most major hurdles will be in the rear view mirror.
Two other important conditions that must be met include delivering clear title via satisfaction of any existing clouded conditions/outstanding items on a title report, and for your lender to finalize all underwriting and issue a mortgage commitment. Once finalized, your property will officially be clear to close.
Before it’s time to official sign the documents and receive those shiny new keys, it’s pivotal to complete a final walkthrough to ensure that your property is still in good standing before you close. If everything is clear to go, it’ll be time to sign!
When all these items have been satisfied, you’ll sign the final documents effectively transferring the property into your name, receive your shiny new keys, celebrate your new purchase and move on in to your brand new home.
